Every Kirby Taylor Homes custom build is a fully managed engagement from site evaluation through post-completion warranty. The following are not upgrades. They are the standard.

Architectural Collaboration

Seamless coordination with your chosen architect — or we introduce you to Houston’s finest residential designers. Full document review, value-engineering input, and constructability guidance before ground breaks.

Site Evaluation & Due Diligence

Soil conditions, drainage patterns, utility access, setback restrictions, deed covenant review, and preliminary grading analysis — all surfaced before design locks so cost implications are known, not guessed.

Fixed-Price Contract

After full pre-construction planning, a fixed-price contract for the complete scope. The number you sign is the number you pay — exclusive of client-directed changes. No allowance gaming, no contingency padding.

Material Selection Management

Every specification — from structural lumber to finish hardware — reviewed by Kirby before ordering. Trade samples, lead time tracking, and material substitution recommendations when supply requires adjustment.

Licensed & Vetted Subcontractors Only

Every trade carries a 20-year working relationship with Kirby personally. Licensed, insured, and held to a standard that reflects on our name. No bid-and-bolt subs, no one who has not demonstrated their craft on our sites before.

Weekly Progress Documentation

Written reports and milestone walkthroughs at foundation, framing, mechanical rough-in, drywall, and substantial completion. You never lose the thread of your build — we hand it to you, in writing, every week.

Full Permit Management

Every permit application, inspection coordination, and regulatory submission from ground-breaking through certificate of occupancy. You focus on your home. We manage the City of Houston.

Specialty Spaces — In Scope

Wine cellars, custom staircases, built-in library systems, home theaters, sport courts. These are not specialty-contractor referrals on your project. They are part of the scope, coordinated under one contract, by one responsible party.

Post-Completion Warranty & Relationship

We remain your first call after key delivery — for warranty items, trade referrals, and questions that surface as you settle in. The relationship does not end at completion. Our next project usually comes from the referral of the one we are finishing now.

The clients came to us with an architect’s drawings and a clear vision: a traditional brick colonial that looked as if it belonged to its neighborhood but functioned as a modern home designed for two children, frequent entertaining, and a husband who works from home. The kitchen-to-outdoor-living connection, the dedicated home office with direct entry, the custom wine room finished to the standard of the rest of the home — all resolved in a single coordinated build managed personally by Kirby from lot clearing to final walkthrough.
